Hotel flooring refurbishment without closing floors.

Staged room by room or floor by floor. Night and off-peak shifts. Low noise, low odour, guest-safe work areas. The rest of the house stays on the books.

Flooring being installed on a live commercial site

Released rooms, live corridors, morning handover

The asset has to keep earning.

Asset managers do not brief a dark hotel unless they have to. GMs will not give you a wing if Saturday is full. Engineering wants a method that housekeeping can walk past. Hotel refurbishment flooring is a programme problem first and a product problem second.

We run occupied installs in Melbourne, Sydney and Brisbane: carpet, corridors, rooms, function spaces and wet areas. The longer written version of this method is the occupied-hotel guide.

What “guest-safe” means here

Hoarding that does not look like a building site in the lift lobby. Dust and adhesive contained. Clear night routes. A morning corridor that a guest can walk in socks. No promises of silence — a promise that the work has a window and a handover.

A typical occupied sequence

Release plan

Rooms or floors you can dark, mapped to occupancy and events.

Protect

Guest-safe hoarding, lift and dock rules, furniture lift or protect-in-place.

Uplift & prep

Old floor out, moisture and levelling, noisy work in the agreed window.

Lay

Carpet, tile, LVT or sheet vinyl with low-odour systems where the house is live.

Hand back

Clean, inspected, back to sales. Next block starts.

Occupied refurbishment questions

Can you refurbish hotel floors without closing the hotel?

Yes. That is the usual brief. Rooms or floors are released in sequence, public areas are done at night or between events, and guest-safe hoarding keeps the live house separate from the works.

How noisy and smelly is an occupied install?

We plan for low-odour systems and quieter methods, and we put the noisy preparation in windows you approve. No occupied hotel install is silent — the point is that it is scheduled, contained and handed back to sales.

Who writes the staging plan?

We write it with you: occupancy, events, dock and lift access, housekeeping, and which rooms engineering can dark. The plan is the job. Product comes after.

Let’s talk floors.

Tell us the property, the zones and the occupancy window. We will come back with a path to supply, install, or both.
