How to replace hotel floors without closing the property

A working note for GMs, engineering and project managers who have to keep selling rooms while the floor comes up.

Flooring being installed on a live commercial site

Commercial flooring install in progress — Premrest

Start with the diary, not the sample board

The product meeting is the easy part. The hard part is which rooms you can dark, which nights the ballroom is free, when the dock is not blocked by linen, and how a late check-in walks to a room if the corridor is open. Write that down before anyone talks pile weight.

Hotel Flooring runs occupied hotel refurbishment in Melbourne, Sydney and Brisbane. This page is the method we ask clients to think through, whether we install or you use your own trade.

Choose a staging model

Room by room

Best for motels, serviced apartments and hotels that can only spare a handful of keys. Furniture is lifted or protected. Bathrooms can ride with the bedroom or wait for a later wet-area package. Inventory loss is small and visible on the night audit.

Floor by floor

Best for city towers where a whole floor of rooms and the corridor can go dark. Guests are not walking a live corridor. Housekeeping treats the floor as closed. The next floor does not start until the first is back on sale — unless you have agreed a rolling overlap.

Night / off-peak public areas

Lobbies, function rooms and some corridors cannot dark in daylight. The window is after the last event and before the first breakfast. That window is shorter than people think. Measure twice; do not discover a dance floor insert at 11pm.

Guest-safe areas are a design problem

Hoarding should look like part of the hotel, not a construction site in the lift lobby. Dust is contained. Adhesive odour is planned — low-odour systems exist, but they still need air. A morning corridor must be walkable. If it will not be, that floor’s rooms should not have been sold.

Questions engineering should put in the brief

  • How many rooms or metres can we release in one block, and on which dates?
  • What events, blackouts and VIP in-house dates are immovable?
  • What are the dock, lift and noise rules after 10pm?
  • Are bathrooms, corridors and rooms one package or three?
  • Where does spare material live so a later damaged room is a repair, not a hunt?
  • Who signs the morning handover before sales put the room back on the book?

Supply-only still needs a programme

If your group lays its own carpet tile, the product still has to arrive in the right dye lot, with enough spare, on a date that matches the released rooms. Supply-only is not “send it when you can”. It is a scheduled drop into a live house.

How many rooms should we release at once?

Enough for a crew to finish a clean block and hand it back, not so many that you dent occupancy. A floor of a city hotel or a handful of motel rooms is typical. We will propose a number against your diary.

Do guests need to be moved off the floor?

Not always. If the corridor is live, night work and hoarding keep the install off the guest path. If the corridor is in the works, that floor’s rooms usually need to be dark or accessed another way.

Let’s talk floors.

Tell us the property, the zones and the occupancy window. We will come back with a path to supply, install, or both.
